Buying a home in Lake Lucerne is a dream come true for many of our residents. Buyers and sellers should be aware of some important information before bringing a transaction to close.

The new homeowners’ financial responsibility includes:                                 

• Application Fee: This one-time fee, currently $1133.09, is equal to one half the Annual Dues and is generally paid at closing.
• Annual Dues: Determined by the Board of Trustees, approved by the Membership at the Annual Meeting, and based on the annual budget of the Lake Lucerne Club Company, Annual Dues, currently $2266.18, are billed in January and due February 28. Per the Ohio Revised Code, these fees must be detailed on your Residential Property Disclosure Form when your home is listed for sale.

If you are listing with a Realtor, please remind your agent that the large wooden post “for sale” signs are not permitted in Lake Lucerne. Other real estate signage is limited to the property itself unless advertising an open house at which time common areas may be used but only during the time of the open house. Please do not post any real estate notices at mailboxes, in gardens, or on posts or fences.
